Centerton, near the middle of Benton County, has grown quickly from a small farm town into a city of new neighborhoods, much of it built on former farmland, while acreage remains at the edges of town. For most people building here, the first decision is which of those two settings fits the project.
A neighborhood lot or a few acres outside town
A lot in a newer subdivision usually comes with city utilities, a paved street and a set of covenants. Covenants may limit house size, materials or accessory buildings, so read them before you plan a shop. A few acres outside town may give you room for a large building, but you may need a well, a septic system or a long power run, and you'll want to know who maintains the road.
Before buying land, ask a builder to look at it with you. Getting an early sense of utility, driveway and pad costs can change which property is the better deal.
Open, level ground changes the details
Flat former farmland is easy to build on in many ways, but water has nowhere obvious to go. Ask how the builder will raise the pad, slope the grade and handle roof runoff so water moves away from the building and doesn't sit around doors. Check FEMA's flood maps for any low spots.
Open ground also means wind and sun. Large overhead doors facing the prevailing wind take a beating, and a long wall facing west heats up on summer afternoons. Orient the building with both in mind, and ask about insulation if you'll spend time inside.
Shop first, house later?
Some owners build a shop now and a house in a few years. If that's your plan, design both together, even if you build them separately. Place the shop where it won't block the best house site, size the electrical service and water line for both, and decide where the septic field or sewer tap will go before anything is poured.
If you hope to live in part of the shop while the house is built, ask the builder and the city or county whether that's allowed on your property before you plan around it.
