Cabot building guide
Building in Cabot
Cabot is one of the fastest-growing cities in Arkansas, with many residents commuting to Little Rock. The most common projects here are a new home on a suburban or edge-of-town lot, or a detached garage or workshop behind an existing one. Both depend on details that are easy to overlook when you're focused on square footage.
Designing a garage you won't outgrow
Standard garage doors fit cars, but often not a lifted truck, a boat or a camper. If there's any chance you'll own one, a taller door and wall cost far less now than later. A ceiling high enough for a car lift needs to be planned with the trusses, and storage trusses can give you an attic for seasonal gear.
Think about the slab, too. Ask for a floor drain or a slope toward the door if you'll wash vehicles inside, and decide where you'll want outlets, lighting and a utility sink.
If the garage will be a workshop, plan the electrical service for the tools you'll actually run, and consider insulation and a mini-split so it's usable in July and January.
Matching the building to the lot
On a suburban lot, the questions are often practical. Can a concrete truck reach the back yard, and where will the driveway run? Will roof water drain away from your neighbors? Is there an easement where you were hoping to build?
Subdivisions often have covenants on size, materials and colors, and some require approval before you start. Read them, and check current city or Lonoke County requirements, before you ask for quotes.
Building a new home: what kind of builder?
In a fast-growing area you'll meet three kinds of home builders. Production builders offer set plans in their own neighborhoods. Custom builders build to your plan or design one with you, often on a lot you already own. Design-build firms handle design and construction under one contract.
If you have land and specific needs, look for a builder who regularly builds on clients' own lots. Ask whether the price is fixed or cost-plus, how allowances are set, and whether a detached garage or shop can be part of the same contract.
