Benton building guide
Building in Benton
Benton is the county seat of Saline County, southwest of Little Rock on Interstate 30. The town began in 1833 on the east bank of the Saline River and is now a commuter community for the Little Rock area. Around it, Saline County still has plenty of rural acreage, which is where most barndominiums, shops, pole barns and metal buildings get built.
City or county: know your permit office
Inside city limits, residential building permits go through the City of Benton's Community Development office. The application asks for a plot plan, which staff review for setbacks, typically within three to seven business days. Fees are based on under-roof square footage and the building's value, and the city lists the 2021 International Residential and Building Codes as its code base.
Land outside Benton's city limits falls under Saline County rather than the city, so confirm which side of the line your property is on before you request quotes, and ask each builder whether they handle permit paperwork.
Old mining country and the Saline River
Saline County's history is tied to bauxite. The state geologist identified the ore near Hurricane Creek in 1887, and Alcoa and Reynolds Metals later ran large mining operations around the nearby town of Bauxite, with Benton serving their workers as a medical and entertainment base. If your land is near former mining areas, ask about fill, disturbed ground and drainage before choosing where to set posts or pour a slab.
The Saline River and its tributaries run through the county. Check FEMA's flood maps for any low-lying site, and look up your parcel's mapped soils on the USDA Web Soil Survey before deciding on post depth and pad height.
Weather and building design
Snow is rarely a design driver here; nearby Little Rock averages under four inches a year. Wind is. Central Arkansas's spring severe-weather season makes it worth asking how the frame is anchored, how the roof ties to it, and how large overhead or sliding doors are braced.
Humid summers make condensation a real issue under metal roofing. If you plan to store vehicles, tools or hay, or finish out living space, ask what vapor barrier, insulation and ventilation the quote includes.
Builders serving Saline County
Three builders on this page are based in Benton itself: a metal shop company on I-30, a pole barn and concrete contractor, and a builder of custom homes, barndominiums and pole barns. Others serve Benton from Vilonia, from Grapevine to the southeast, or through statewide coverage. Ask how often each works in Saline County, who prepares the site and pours concrete, and how travel affects the schedule. Before signing, confirm the contractor's license with the Arkansas Contractors Licensing Board.
