Building in Gravette
Gravette sits where State Highways 59 and 72 meet in Benton County. It was once nicknamed the "Gate Community," probably because it served as a gateway to northwest Arkansas from Oklahoma, Kansas and Missouri. The town has its own hospital and a handful of manufacturers. This guide is for owners planning a house, a shop, or both on land around it.
A town off the old highway

U.S. Highway 71 once passed through Gravette; it now runs through Bella Vista instead. For some buyers that is the appeal: a town of its own, with the larger NWA cities a drive away.
Before you settle on a parcel, drive the route you'd take every day at the hour you'd take it, and ask the builder how far their crews and suppliers will be traveling. A site a few miles off pavement can add hauling cost for gravel, concrete and steel that a lot in town won't.
The house and the shop on one site plan
If you want a home with a working shop beside it, or a barndominium that combines the two, start with a site plan, not a floor plan. Mark the house, the shop, the driveway, the septic field if you'll need one, and where a delivery truck will turn around. The shop door should face the way you'll actually pull in.
Keep enough distance between living space and a noisy or dusty shop, and decide early whether the two buildings will share a power service or each get their own. Those choices are cheaper to make on paper than to fix after the slab is poured. Leave room on the plan for a building you might add later, too; a lean-to or carport is easier to place when the first layout allows for it.

Barndominium, steel shop or a separate house

If you'll live in the building, a barndominium is a house and should be priced like one: insulation, windows, plumbing, interior finishes and heating and cooling sized for a home. It can be framed with wood posts, a steel frame or ordinary stud walls under metal siding. Ask each builder which system they use and how they handle insulation and condensation under a metal roof.
If the shop is mainly for equipment, trucks or a trade, a red-iron steel building gives you wide clear spans and tall doors, while post-frame often costs less for simple storage at moderate widths. Some owners hire a home builder for the house and a metal building contractor for the shop. That works well when one person, you or one of the builders, owns the schedule between them.
Site work is where bids drift apart
On rural Benton County land, clearing, the driveway, the building pad, gravel and drainage can be a large share of the cost, and it's the part bids describe least clearly. Some builders do their own dirt work, and the Gravette-based company on this page lists site work among its services. Others leave it to you or to a subcontractor they bring in.
Ask every bidder to state who does the pad, how high it will be built and with what material, and whether compaction testing is included. Two prices that look far apart often close up once you add the site work one of them left out.
Writing one spec for every builder
Put your building on one page before you call anyone: outside dimensions, wall height, roof pitch, door sizes and locations, windows, insulation, slab thickness, power and plumbing. Send the same page to every builder so the quotes describe the same thing.
When quotes come back, read the exclusions first. Concrete, electrical, permits, gutters and final grading are the items most likely to be missing or marked "by owner." Ask what the warranty covers on the structure, the roof and the finishes, and for how long.
Gravette lots and county acreage
A lot inside city limits usually has city utilities close by. A parcel out in the county may mean a well, a septic system and a longer power run, and those costs belong in your budget before you compare land prices. Ask whether each quote assumes a power line at the road, and get a written estimate from the utility if it doesn't. Confirm current requirements with the City of Gravette Planning Department, or with Benton County Building Safety if the land is outside city limits.
Gravette builders and the wider NWA list
One builder on this page is based in Gravette: Premier Group NWA, which builds custom homes and barndominiums. Jones Building Systems, a Bella Vista steel building contractor, has a Gravette page on its own site. The rest of the list comes from across Northwest Arkansas and beyond: post-frame and metal building companies from Springdale, Rogers, Gentry, Elkins, Beaver, Hindsville and Berryville, and custom home builders from Siloam Springs, Springdale, Fayetteville, Benton County, Fort Smith, Alma and Harrison. Two statewide post-frame companies are on it as well. Our Bentonville and Siloam Springs pages list many of the same companies.
With a list this long, narrow it by the kind of building first, then ask the few that remain for nearby jobs you can drive past, names of past clients with a similar building, a scope that lists what is left out, and a warranty in writing. Check license status with the Arkansas Contractors Licensing Board before you pay a deposit.
